The art, *al-ikhtiyārāt*, “the choices”, held that a matter takes the character of the sky it begins under, so an auspicious day to buy property, to buy land or to move into a new house is one whose Moon, hours and angles suit something meant to last. Canopy times all of these with one purpose: Property & Real Estate, *Shirāʾ al-ʿAqār*. No date suits every buyer: the rising sign changes about every two hours and the Moon changes sign every two or three days, so the question is which window, inside your dates and for your place, carries the fewest faults. An election improves a beginning; it does not appraise a house or promise how the years there will go. The significator is Jupiter alone: strong in Sagittarius, Pisces and Cancer, his own signs and exaltation; weak in Gemini, Virgo and Capricorn, his detriment and fall; marked down when burned by the Sun. A Moon applying to Jupiter counts for a window, more the closer the aspect. The houses come in the order of Canopy’s House Ruler Analysis: the first, “Self, body, and overall vitality”, for the buyer; the fourth, “Home, family, and foundations”, the house of land and buildings and the matter’s own; the second, “Wealth, possessions, and resources”; and the seventh, “Partners, others, and open enemies”, for the other side of the deal. Each is a whole sign counted from the rising sign, its lord scored for dignity and place. A purchase is not a contest between two parties, as a signing is; the test is between you and the house. When the lord of the Ascendant is no stronger than the lord of the fourth, the window is held back from the highest scores, and Why this time? says so. The Moon counts in a window’s favor in Taurus, Leo or Aquarius, three of the four fixed signs, and against it in the fourth, Scorpio; Taurus is also her exaltation and Scorpio her fall, so each counts twice. Among the [fixed stars](https://canopyastro.com/fixed-stars.html) the search seeks one, [Deneb Algedi](https://canopyastro.com/deneb-algedi.html), within a degree of the Ascendant, Midheaven or Descendant. ## Mars destroys buildings: what sets a property window aside A property window is set aside, and never reaches the results, when: - Scorpio is rising, a rule drawn from Māshāʾallāh; no other purpose refuses a rising sign; - Mars or Saturn stands anywhere in the first or fourth whole-sign house: Mars, the sources say, destroys buildings, and Saturn brings cracks, fear and collapse; - the lord of the fourth is retrograde or combust, unless the Sun or the Moon rules it; - Jupiter is retrograde: a retrograde significator was read as a matter that stalls, a rule drawn from Sahl ibn Bishr and the Picatrix, and for the four months or so in every thirteen that Jupiter spends retrograde the search finds no window. Other placements are weighed, not refused: Mars in the seventh or tenth counts against a window under the note “Mars destroys buildings”, and a retrograde or combust Saturn is marked weak for this matter. Together the rules set Mars against the house on all four angles, count his hour against it and refuse Scorpio, one of his signs, on the Ascendant. Saturn is refused in the same two houses but welcomed by his hour. ## The faults that strike any window Every purpose shares further refusals: the Moon combust, void of course, joined to the South Node, or in the *via combusta* from 19° Libra to 15° Scorpio, half of her condemned sign; Mars or Saturn within 3° of the Ascendant; a malefic fixed star such as [Algol](https://canopyastro.com/algol.html) on the Ascendant, Midheaven or Descendant; the lord of the Ascendant combust. The property search favors the hours of Saturn, the Moon, Jupiter, Venus and the Sun and counts those of Mars and Mercury against a window. It scores the hour, not the weekday: the best time of day to close on a house, or to carry the first box over the threshold, is a favored hour inside a sound window. Two of these belong to property alone. No other purpose favors Saturn’s hour, which the tradition kept for [what is meant to be slow and lasting](https://canopyastro.com/planetary-hours.html#what-each-hour-was-used-for), though it still counts as a malefic hour too. And no other purpose counts Mercury’s hour, given to writing, reckoning and trade, against a window; a contract search favors it. ## Lunar mansions for a property window The Moon’s [lunar mansion](https://canopyastro.com/lunar-mansions.html) counts too: eight of the twenty-eight count in a property window’s favor and seven heavily against it, as scores, not refusals. Counting equal stretches of 12°51′ from 0° Aries, al-Zubra lies wholly in Leo and Saʿd al-Akhbiya wholly in Aquarius, where sign and mansion both help. The burnt path swallows al-Iklīl whole and leaves only the end of al-Qalb, in the Moon’s condemned Scorpio. The trap is al-Dabarān, wholly in favored Taurus and still heavily against. What changes is the moment. The app’s own note says it plainly: “Signing and moving in can be two different beginnings, so pick the one you are timing.” For a move, set the Location card to the new home, since the rising sign and the hours are worked out for that place. Your nativity, once entered, adds a bounded adjustment, capped at ten points either way: it can lift or lower a window, not rescue a poor sky. The property search’s own natal factor is the fourth house: a window rising in the sign of your natal fourth counts in its favor, named under Relationship to Your Natal as the home channel, unless your natal Mars or Saturn stands in that sign. Saturday, Sunday, Monday, Thursday and Friday open at sunrise with a favored hour, of Saturn, the Sun, the Moon, Jupiter and Venus; Tuesday and Wednesday open with the hours of Mars and Mercury, both counted against. Favored hours come round every day. **What is an auspicious day to move into a new house?** One with a sound window at the hour you move in, found with the same purpose as the purchase, Property & Real Estate. Signing and moving in can be two different beginnings: time the one you mean, with Location set to the new home. **Should you buy a house when Mercury is retrograde?** Mercury is not the significator of property: retrograde, he costs a window a little and rules it out only when he rules the fourth house, with Gemini or Pisces rising. The retrograde that matters is Jupiter’s: while he is retrograde, about four months at a stretch, the search finds no window. **Can astrology tell when I will buy a house?** Not in Canopy, which does not forecast purchases or cast horary charts.
